What we do, in plain English

We clear blocked drains, full stop. That is the heart of every job. The reason a Barnet resident usually finds this page is because something is overflowing, smelling, or making a noise it should not be making, and the next half hour matters more than the next half day. So here is the short version.

Meet Ken Cattanach, BSc Hons Eng

The person who actually turns up is named, qualified, and on the BBC. That matters because most of the trade is anonymous on the day. The Drain Catt promise is built around one engineer’s reputation and that engineer is Ken Cattanach.

Ken holds a BSc Hons in Engineering and a City and Guilds in Pest Control Technology. The pest qualification is the unusual one. Most drainage engineers are trained on the pipe and stop where the pipe stops. Most pest controllers are trained on the rodent and never look inside the drain. Ken is qualified for both, which is why almost every rat ingress investigation in Barnet sooner or later ends up at Drain Catt’s number.

Before founding Drain Catt, Ken spent over twenty years as a Plant and Building Services Engineer at London Transport, on the underground network, working on infrastructure where a small drainage failure has very large consequences. The same diagnostic method the underground requires (find the cause, document it, fix it once, never twice) is the method he applies on a domestic Barnet job today.

He has appeared multiple times on the BBC One series “Cowboys and Angels” as one of the trade Angels brought in to fix the work of unscrupulous operators. The episodes are still publicly archived. Customers occasionally recognise him on the doorstep, which is one of the small pleasures of the job.

The five most common Barnet drainage problems

Barnet’s housing stock is unusually old by London standards. The conservation area runs the length of the High Street. EN4 and EN5 are dense with Victorian and Edwardian terraces. N20 and N12 mix interwar semi detached estates with newer infill. NW7 and NW4 carry larger detached properties on long drainage runs. Each of those housing eras came with its own drainage assumptions, and almost all of them are now ageing badly. After 25 years working on blocked drains in Barnet, the same five causes come up again and again.

    Tree root ingress in Victorian clay pipework

    The single most common cause of recurring blockage in EN5, EN4, N20, N14 and N11. Victorian and Edwardian drains were laid in salt glazed clay, with hand pointed mortar joints. Eighty plus years of London plane, lime, sycamore, willow and bay tree roots have worked into those joints in search of moisture and nutrients. By the time the customer notices a slow drain, the roots are usually already a substantial mat inside the pipe.

    We cut roots out using a powered cutter on a flexible drive, follow up with a high pressure jet wash to clear the debris, and CCTV survey the run after to confirm the joint is no longer leaking water into the surrounding soil. Where the joint itself has failed we recommend a localised patch repair, which we can carry out without excavation. We will not sell you a full pipe replacement when a £350 patch will do the same job for fifteen years.

    Rats coming through the soil pipe

    Roughly one in eight Barnet calls. The customer hears scratching in the cavity wall, finds droppings in the loft or the back of a kitchen cupboard, and the local authority pest controller has set traps that are not solving the problem. The reason is that the rodent is not living in the building. It is coming up the soil pipe from a defective drain run, into the house, eating, going back down. Trapping the building does nothing. You have to seal the drain.

    Ken’s pest qualification is the reason this works. We CCTV the run, identify the entry point (almost always a broken section of clay pipe under the back garden, an open gully trap, or a redundant pipe stub left behind from a 1970s extension), and seal it permanently.     Wet wipes and “flushable” cotton

    The fastest growing cause of household blockage in the borough. The labels say flushable. They are not. Wet wipes do not break down in the way toilet tissue does. They reach the first bend or the first tree root and they snag. Over a few weeks they become a fatberg in miniature.

    We clear these with rods or a small jet, depending on how compacted the mass has become. The fix is straightforward. The behaviour change is the harder bit. We leave the customer with a single sheet of paper explaining what is and is not safe to flush. The number of repeat callouts on this issue has fallen sharply since we started doing that.

    Collapsed sections at house boundaries

    The boundary inspection chamber, where the private drain run meets the public sewer in the road, is the highest stress point in any domestic drainage system. Heavy traffic, soil settlement, and tree root pressure combine on that single junction. In Barnet’s older streets we see partial or full collapses of the last metre of clay pipe before the chamber roughly twice a month.

    Where the collapse is total we lift, replace and re bed the section. Where it is partial we install a localised patch liner that bonds to the existing pipe and forms a new internal surface, without excavation, in under three hours. We CCTV survey the run before and after, so the customer has documented evidence of what was wrong and what was done. Useful for buildings insurance claims and Homebuyer’s Surveys.

    Surface water flooding into a private drain

    Barnet has a number of streets where the gradient is enough to push surface water from the road, through the front garden, into a private gully and from there into the foul drain. Once the foul drain is overloaded with surface water, the household sinks and toilets start to back up. The customer thinks they have a blocked drain. They actually have a misconnection.

    We trace the flow path with dye and CCTV, identify the misconnection, and either separate the surface and foul runs (the long term fix) or install a non return valve at the gully (the immediate fix). We will give the customer both costed options on the day so they can decide which one fits the budget.

Ken came the day after I phoned him and he quickly diagnosed the problem, a broken pipe cap that had fallen across the entrance to the waste pipe. Frequently asked questions, answered

These are the eight questions we get most often on the phone. Every one of them is answered on the page so we do not waste anyone’s time.

How quickly can you get to a Barnet emergency?

In the EN4, EN5, N14 and N20 catchment, the average is under sixty minutes door to door from the first call, during normal working hours. Out of hours, an hour and a half is typical. We are based on Friars Walk, Barnet, so almost the whole of North London is inside a thirty minute drive without rush hour traffic.

Why do you not charge VAT?

Drain Catt operates below the VAT registration threshold. Staying small is a deliberate choice. The practical effect for the customer is that an £80 unblock from us is £80, where the same job from a VAT registered competitor is £96. For a multi manhole job the difference is comfortably over £20. It is legal, it is on every invoice, and it is the same reason customers send their friends to us.

Do you guarantee the work?

Yes. If we cannot clear a blockage we do not invoice for the unblock. Where we have cleared a blockage and recommended further work, the further work carries our standard twelve month workmanship guarantee. Materials carry the manufacturer’s guarantee, which is typically ten years on a patch liner.

Will you provide a written report?

Every CCTV survey produces a written report and an MP4 file you can keep, share with your insurer, share with the buyer’s solicitor on a property sale, or refer back to in years to come. Verbal call out reports are confirmed in writing on request, by email, the same day.

Are you insured?

Drain Catt holds public liability insurance to £2 million and employer’s liability insurance to £10 million. Insurance documents are on file at the Friars Walk office and a copy is available on request before any work over £500.

Do you do commercial work in Barnet?

What happens if the problem turns out to be on the public sewer side?

Drainage on the public sewer side of the boundary chamber is Thames Water’s responsibility, free to the property owner. If the camera shows the fault is downstream of the boundary, we will tell you, give you Thames Water’s emergency number, and we will not invoice for the unblock attempt.
